Commercial business in Thailand follows strict standards and procedures, primarily concerned with properties being offered "off market" which requires Non-Disclosure Agreements to be in place be fore any information is disclosed.

INFORMATION DISCLOSURE / CONFIDENTIALITY
Initial contact regarding potential interest in any property listed within this website will be answered directly outlining these terms & conditions. We will confirm availability of properties which are of interest and will send through the initial NDA (Non Disclosure Agreement) to be signed and stamped.

Upon receipt of the signed and stamped NDA, we will then send through general information of potential properties.

INSPECTIONS / APPOINTMENTS
In order to arrange inspections of potential target properties, we will need the signed NDA and a brief profile of the prospective individual buyer and/or company details. This will then be presented to the owner of the target property for approval.

NB: Without the above we CANNOT arrange inspections!

Some owners also require some form of documentation showing "Proof Of Funds". Ideally this would be a "Letter Of Credit" or "Bank Capability Letter" (BCL)...

WE DO NOT REQUIRE ACTUAL BANK STATEMENTS!

We will also require confirmed travel itinerary before we confirm inspection and appointment dates.

CO BROKERING
If you are working on behalf of a third party then a commission share of 1% of TOTAL SALE PRICE is applicable. This is non-negotiable and a co-broker agreements will be signed between both parties...

We will also require documentation that you are working on behalf of your client, usually in the form of "Letter Of Introduction".

NB: If you are unable to adhere to the above conditions, then inspections, appointments will not be arranged.
